Fire Risk Assessments for Buildings With Mixed Occupancy Can Be More Complexed As The Building

London Fire Risk Assessments are well practiced in providing Fire Safety Services in London including buildings with mixed use. Buildings such as Flats above commercial premises, or a building split into a number of areas occupied by different companies, perhaps some offices and some beauty treatment centres, to name a few.

The most important start to any Fire Risk Assessment process is a full and thorough Fire Safety Inspection/Audit. Part of this process will be looking at all the facilities within the building including electrics, gas, lighting, fire-fighting equipment such as fire extinguishers and fire alarms. Another important facility to check is the Fire Suppression System, the Assessor will want to audit the inspection, testing and maintenance logbook, to ensure that the system has been regularly inspected by a qualified engineer and signed off as fit for purpose.

The Fire Risk Assessor will investigate the compartmentation to see how one part of the building could affect another in the event of a Fire. The means of escape will also be considered to ensure safe evacuation from the premise – these are just some of the required checks.

Once the Fire Safety Inspection/audit is completed a detailed report should be compiled, you may want to steer clear of tick box reports that do not provide adequate information. You will need a report that will satisfy the Regulatory Reform (Fire Safety) Order 2005. The following ‘parts’ make up a compliant Fire Safety Risk Assessment and you should not have to pay any extra, it all should be included in the Fire Risk Assessment package.

If you are the identified ‘Responsible Person’ for a mixed occupancy Building and you require a Fire Safety Risk Assessment by a qualified Assessor, then contact London Fire Risk Assessments. They have a dedicated team ready to help you call 0781 8888626 or click here to book a Fire Safety Inspection/Audit.

An Electrical Intake Room Caught Fire in a Ten Story Block of Flats in London

London Fire Brigade fire crews tackled a fire in an electrical intake room in a communal area on the fourth floor. The fire spread upwards and destroyed the electrical intake cupboards on every floor between the fourth and ninth floors. The fire also caused heavy smoke to spread across the affected floors. The Brigade’s fire investigators believe the cause was accidental, involving an electrical fault.

London Fire Risk Assessments advice to customers – it is essential that electrical facilities and appliances are inspected, tested and maintained inline with BS7671. The Fire Safety Risk Assessment for the building should have a section for ignition sources which obviously include electric facilities and appliances. A Fire Safety Risk Assessor will want to witness the electric test certificate as part of the Fire Safety inspection process and any deficiencies will be identified and any actions required will be included in the Fire Safety Management Action Plan.

Having a current Fire Risk Assessment for a Block of Flats or a Converted House into Flats in London, is required by the Regulatory Reform (Fire Safety) Order 2005 – it is the law!

London Fire Risk Assessments are an independent Fire Safety Consultancy, and all their Fire Risk Assessor are members of the Institution of Fire Engineers and the Fire Protection Association. They are all retired London Fire Brigade Fire Safety Officers, so they have been on both sides – putting Fires out and preventing them.

  • Assembly Point – does your existing Assembly Point allow enough room for people to social distance.
  • Are hand sanitiser stations or washing facilities on the means of escape and will they hinder the evacuation or re-entry into the building.
  • Have you changed the location of any storage in order to accommodate a one-way system, if so check that you have maintained a clear route through the means of escape.
