Fire Risk Assessments for Buildings With Mixed Occupancy Can Be More Complexed As The Building


 

London Fire Risk Assessments are well practiced in providing Fire Safety Services in London including buildings with mixed use. Buildings such as Flats above commercial premises, or a building split into a number of areas occupied by different companies, perhaps some offices and some beauty treatment centres, to name a few.

The most important start to any Fire Risk Assessment process is a full and thorough Fire Safety Inspection/Audit. Part of this process will be looking at all the facilities within the building including electrics, gas, lighting, fire-fighting equipment such as fire extinguishers and fire alarms. Another important facility to check is the Fire Suppression System, the Assessor will want to audit the inspection, testing and maintenance logbook, to ensure that the system has been regularly inspected by a qualified engineer and signed off as fit for purpose.

The Fire Risk Assessor will investigate the compartmentation to see how one part of the building could affect another in the event of a Fire. The means of escape will also be considered to ensure safe evacuation from the premise – these are just some of the required checks.

Once the Fire Safety Inspection/audit is completed a detailed report should be compiled, you may want to steer clear of tick box reports that do not provide adequate information. You will need a report that will satisfy the Regulatory Reform (Fire Safety) Order 2005. A London Hotel Caught Fire Which Destroys the Sauna and the Plant Room






A Fire in a London Hotel destroys a Sauna and Plant Room, the cause is thought to have been accidental and due to an electrical fault in the Sauna unit.

The London Fire Brigade reported on their incident page that eight Fire engines and around 60 Firefighters were called to a Fire at a hotel on Bath Road, Heathrow. A ground floor Sauna and Plant room were destroyed by the blaze. Around 200 hotel guests and around 120 staff left the building before the Brigade arrived.

It is imperative that regular servicing of electrical facilities and appliances within a premise are carried out by a suitably qualified person and any deficiencies must be recorded within the premise Log Book and actioned upon.

All London Hotels should have a Fire Safety Risk Assessment for their premise and as part of the Fire Safety Inspection the Assessor will want to audit the premise Log Book to ensure that the servicing and maintenance of facilities and appliances are up to date. This audit will also show the Assessor the level of Fire Safety Management in place.

Once the Fire Safety Inspection and Audits have been completed the Fire Risk Assessment report will be compiled.

Part of the Fire Risk Assessment ‘package’ is a Fire Safety Management Plan – Significant Findings this document will outline the deficiencies and will tell you what to do to put it right, who is responsible and a timescale to do it in. This document will become the responsibility of the identified ‘Responsible Person’ for the premise and they must ensure that the Fire Safety Actions are completed and the document is kept up to date.

Also included will be a Fire Safety Policy for the premise and a Fire Safety Emergency Plan – these are all the ‘parts’ required for a suitable and sufficient Fire Safety Risk Assessment.

The Institution of Fire Engineers has a register of qualified Risk Assessors on their website – all you do is enter your postcode and a list of Assessors will come up in your area.
